ROLE

I am the co-lead with company President on all marketing and lease transactions, with personal lease transactions totaling over 1 million square feet of new leases, renewals, expansions and relocation.

  • We share responsibility to receive broker inquiries, and prepare marketing responses to the inquiries.

  • I make it a point to be present on all broker tours (I know our product and can sell it better than anyone). The tours generally include the decision makers for the tenant and I am comfortable conversing and negotiating with C-level individuals of all types.

  • Prepare lease proposals, including all financial terms and build-out specifications.

  • Negotiate lease terms, always with an understanding of the financial implications of the main deal points..

  • Prepare lease documents in conjunction with attorneys

  • Bid out tenant improvements to general contractors.


PHILOSOPHY

My goal is to create fantastic work spaces for employees. I constantly work to design buildings and tenant spaces to keep current for the next generation of professionals.  Our buildings have a timeless quality, with architectural elements that are practical and flexible.  Our suites are designed and our finishes are tailored to the unique work environment needs of the client.  Our goal is to provide a stimulating, productivity boosting environment.  Corporations laude us for enhancing their ability to attract and retain employees, especially those in the engineering fields, where there is tremendous competition nationwide for their services.  In addition, companies appreciate the thoughtfully curated architecture and finishes that carefully balance the needs of their employees and the watchful eye of their cost conscious customer.

Our design elements always consider abundant natural light, well thought out HVAC design, over-standard restroom facilities, greater than code parking on all sides of the building and informal gathering areas to encourage collaboration.

HCCP has connecting sidewalks, picnic areas, walking paths through woods and by ponds, a community garden, and ease of access into an out of the park. There are areas for contemplation and gathering.

We charge the highest rent in our market.  We operate with the highest occupancy.  Our turnover is very light due to our emphasis on long term ownership and facilities management and a “delight the customer” philosophy throughout the company.
